We offer convenient payment plans to assist you. We do require a minimum first payment of $400.00 to start work. We can then agree upon a monthly payment due every 30 days on a date that you decide.
Break Down of Our Fees
Most will not need all of our services so the fairest way to charge is by item.
First Lien Negotiation – The first lien is the mortgage company that has the largest monthly payment. They have the first right to foreclose upon you so they must sign off on any short sale transaction. They are basically accepting that they will not get paid in full. Our fee is $750.00
Second Lien Negotiation – The second lien is the mortgage company that has the smaller monthly payment. Even if you have not paid them in years, they still have a lien agaisnt the home and must be dealt with. They have the second right to foreclose upon you so they must sign off on any short sale transaction. They are basically accepting that they will not get paid in full. Our fee is $650.00
IRS Lien Negotiation – If you have significant IRS debts, you will have to negotiate with them either for a partial settlement or partial release. Our fee is $550.00
Judgment Negotiation – Judgments may have to be dealt with in order to complete the real estate sale. We can either negotiate a settlement or if available assist in a Texas partial release. Our fee is $400.00 each or for a Texas partial release for $250.00 each
